Design Phase

• Site Analysis - APD is able to assist with site review prior to the purchase or lease of a property to help determine if the project is the right fit for the prospective use. This includes: land use research, conceptual site plans, and construction cost studies.

• Entitlements​ - Entitlement is one of the most critical aspects of the project development process. It’s the process of developing a cost effective design for our clients which addresses the applicable zoning regulations, municipal codes, general plan, and neighborhood council/community groups requirements – resulting in project approval from a Planning Commission or City Council. APD partners with best suited local land planners for your project.

• Design Team Selection - APD careful vets the best suited team of architects and engineers specifically for your project.

• Owner Design Coordination - We work closely with the design team and the owner to ensure the owner's vision for their building is properly conveyed and accounted for.

• Permitting - We expedite the permits to ensure that proper submittals, coordination, and follow up reviews are on track with the local building jurisdiction

• Review and Check Set of Design Documents - This is a critical phase that can help value engineering for cost analysis and reduce the oversights in a set of design documents between design consultants prior to the documents released to contractors for competitive bidding. This ultimately reduces the risk of construction conflicts that can cause project delays and additional expenses.
Pre-Construction Phase

• Contractor Selection - APD carefully vets the best fitted construction company that would qualify to submit a proposal and build your project.

• Contractor Bidding - APD handles the entire bid phase that includes procurement of bid packages to qualified general contractors, coordination of all bid RFIs, and detailed analysis of submitted proposals with a recommendation of contract award to owner.
• Contract Review - APD prepares the AIA prime contract to ensure that our client is protected with their best interest in mind.
• Permitting - We expedite the permits to ensure that proper submittals, coordination, and follow up reviews are on track with the local building jurisdiction
• Coordinate with local utility providers to ensure critical planning begins as early as possible
Construction Management Phase

• Weekly Construction Progress Calls - APD organizes weekly progress calls that includes the design team and general contractor to ensure a project is staying on schedule and on budget. These weekly calls are also critical in the construction phase to anticipate conflicts and resolve them ahead of time.
• Weekly Site Visits - In addition to weekly conference calls it is just as important to schedule weekly job site visits to ensure quality control of the project.
• Monthly Construction Requisition Review - APD thoroughly reviews the monthly construction draws to ensure accurate billing for the month’s completed work to protect the owner in not paying for work that is not completed
• NTO and Lien Release Tracking - APD carefully tracks notice to owners and all release of lien tracking to protect the owner and their rights on the monthly progress payments.
• Change Order Review - Change orders can be inevitable whether it is a design change or misinterpretation we facilitate any proposed additional cost in the owner’s best interest.
